The concept of the housing project as a place for gatherings and culture, with the ambition to become the social heart of the entire Smíchov region, goes far beyond the area of “just housing”. The artist David Černý’s Black n' Arch atelier also contributed to the urban design. The transformation of the brownfield on the site of the former Zlíchov distillery represents industrial-style housing known for decades from New York and London.

The first stage of the Lihovar project will be ready for moving in during the second half of 2023. The investor plans to complete the entire set of buildings in 2025.

Locality:

Prague 5 is on the side of investments. This neighbourhood was part of an industrial zone in the past, but today it is an ambitious location where modern architecture is coming increasingly to the forefront. A significant transformation awaits part of Smíchov, from the current Na Knížecí bus station towards Zlíchov. Right next to the Na Knížecí station, a development company has started to build the first stage of a new part of Prague 5 called Smíchov City. The new Terminál Smíchov transportation node will be going up on the site of the current train station.

Today's Smíchov is a rapidly-developing urban area that offers quality housing close to public transport and city parks. The Prague 5 city district is rich in greenery, managing fourteen parks of various sizes (including Klamovka, Santoška, Mrázovka and others), which are gradually revitalised to meet today’s requirements and the needs of the residents. Lovers of nature and exercise will appreciate the beautiful wild slopes of Děvín and Dívčí hrady, and the relaxing sunny atmosphere of the Vltava River and Císařské louky, where a walk will take your mind off your everyday worries.

The “Zlatý Lihovar” residential complex is situated in a historical location in a bend of the Vltava River. The Anděl traffic junction, where a large number of tram, bus and metro lines intersect, is two tram stops away. By car you can easily reach the Plzeň motorway, the Barrandov junction, the southern junction and the D1 motorway as well as the international airport in Ruzyně.

Recommended investment: In the centre of Smíchov and its surroundings there are many important international companies and, for example, a French lyceum, and therefore this residential area close to the parks and historical landmarks of Prague is a popular address for diplomats and managers of foreign companies. In light of the minimum distance to international schools in Prague 5, the project offers a favourable investment opportunity for market rent.
