LIVING IN PRAGUE 5 –HŘEBENKA, JINONICE, STRAHOV, KOŠÍŘE, MOTOL, MALVAZINKA

The location of this exciting residential area is superb. On one hand it can provide its residents an oasis of green areas (Petřín, State Park Strahov, Klamovka Park) and on the other hand easy access to Central Prague by numerous trams, subway and buses. The shopping facilities are also excellent with local hypermarket CARREFOUR, NOVY SMÍCHOV shopping zone or just a short drive away TESCO STORES and IKEA. In the recent years there is a lot of foreign investment especially in the region around Anděl and near Prague 5 western edge.

The district is situated close to the Vltava River and shares the borders with Prague 1 and 6. The centre is Smíchov - the heart is Petřín, which is the most popular Prague´s Park. And it has a lot to offer. The view from the Petřín tower, a one fifth scale miniature of the Paris Eiffel tower, is charming. The visit of Petřín is a usual stop at Saturday or Sunday family walks. When looking from the height of 56 metres, you have the whole city of Prague at your fingertips. The views of Prague Castle, Malá Strana and National Theatre are fascinating. The famous rose garden is very often a spot of romantic dates.

The Hřebenka area and its closest neighbourhood (Strahov a 10 minutes bus drive), including some villages are the favoured places where many French and German expats choose to live. Located on top of the hill, Strahov boasts a great view of the city and offers superb residential living in Pre-World War II. villas and modern houses.

The classical flats on the riverside and Malá Strana area have comparable rents, depends, if the whole building is reconstructed or not.

The number of free houses for rent is very limited in Prague 5, there is practically no new project similar to Malá Šárka in the neighbourhood of International school in Nebušice. The only complex of newly built family houses is situated on the border of Prague 5 and 6 (in Břevnov district) short distance from Prague castle, 10 minutes to drive to French school or in Jinonice/Stodůlky.

The criterion for the rental price is the size of the house, number of bedrooms, quality of the equipment.

The newly built family house cca 250 sq. m of living area with small garden will be rented for EUR 3 000, the newly built villa cca 400/500 sq.m. of living area can be rented for EUR 6,000 up to EUR 8,000.

The semidetached houses (Hřebenka, Strahov, Břevnov, Malvazinka, Košíře) are located in nice quiet neighbourhood, close to natural reserve parks with excellent sport facilities, playgrounds, French kindergartens with easy access to French school (10 minutes to drive) or by frequent public transport. The usual size of semidetached houses is from 150 to 200 sq.m. and the accommodation comprises living room, fully equipped kitchen, 2 bathrooms, 3/5 bedrooms, garage, small garden. The rent for a semidetached house is approximately from EUR 1,000 up to EUR 2,500 and depends on modernisation.
