Not everyone wants to live in central Prague. However, the location is very important for most expatriates and professionals (managers, diplomats, teachers at international schools, etc). Americans and continental Europeans, who are posted to Prague with their families, prefer the leafier suburbs of Prague 6 where they can rent large houses with gardens and be close to international schools and golf or tennis clubs.

Hanspaulka, Ořechovka and Střešovice renowned for its beautiful 1930 villas set amidst manicured gardens, which are homes to many embassies, are considered to be a residential area of the highest quality, favoured by most expatriates, but the number of free houses offered for rent is very limited and the rents have not changed during the last decades.

The vicinity of an international school in the nearby village of Nebušice made this area even more popular than it was a couple of years ago.

Every Prague property guide includes Malá Šárka in the village of Nebušice as a prestigious development project consisting of exclusive houses near the international school, situated in a secluded and exclusive community with a 24-hour security service. The new project of 145 houses in the Nebušice village, a pleasant community northwest of Prague amidst green lakes and woods, provides accommodation for hundreds of expatriates who decided to live in this unspoilt location in the neighbourhood of the International School of Prague.

The districts of Nebušice, Horoměřice and Přední Kopanina became very popular mainly due to the fact that the International School of Prague is located here. The pleasant residential area surrounded by beautiful nature, which is within walking distance to the school (Malá Šárka campus), is home to families with school children from all over the world.

The number of new luxury projects in Prague 6 has increased immensely in the last few years (Charles de Gaulle residence, Villa Bianca, Villa Oktáva) but in spite of this there are many prospective clients on the waiting lists of rental agencies. We hope more good properties will become available to meet the demand.
